When you decide that it’s time to build, alter, or add on to your home; erect a fence; or do a plumbing project, a call or visit to the Building Department is your first step in the process. They will guide you through the requirements and codes that relate to your plans, let you know if you require a variance or special approval from a land use board, and provide you with the necessary information to take you from plan preparation to that all important permit!  Notice to-Land Use Applicants

The Building Department issues building and other types of permits. It is responsible for determining whether construction or special uses require approvals from the Board of Architectural Review, Coastal Zone Management Commission, Planning Commission and/or Zoning Board of Appeals. It also handles Fire Inspections and Code Enforcement matters. Permit applications must be submitted to the Building Department before 3:30 PM weekdays.

Do I Need a Permit?

The question most often asked is “Do I need a permit for…?” Well, that is a good question. In a residential area, Village ordinances require a permit for any work involving the cutting away of any part of a wall or partition, any work involving the structure, any work involving exits, any change of use of a space, and any work involving piping, electrical work, and mechanical equipment.

Other miscellaneous improvements that require permits are fences, sheds, satellite dishes, street openings, curb cuts and sidewalk repairs.   Visit our Forms Center  for applications.

If you are in doubt, ask the Building Inspector to determine if a permit is required. Only the Building Inspector can make this determination.

All Village of Larchmont residents should be aware that penalties are imposed for work started without an appropriate permit (building/plumbing/HVAC) and for any legalization of an existing structure built without benefit of the appropriate permit. Village of Larchmont Code §334-13. Fees. C(1).  The following penalties will be assessed:

  • Fees Doubled for all work started without an appropriate permit.
  • Legalization of existing structure will be an additional 3% of the cost with a $500.00 minimum.

As a reminder, most any type of work requires a permit.  If you are not sure, please call the Building Department at 834-4349 to see if any permit is required.

Why is a Permit Required?  Here’s why:

  • The Building Department protects you from inferior construction.
  • The end result of construction or alteration work without a permit is the creation of fire and health hazards, and a general downgrade of structures and property in the Village.

So, please, do your part…

  • Be Safe.

  • Call for Inspections
  • Secure a Certificate of Occupancy
