NOTICE IS HEREBY GIVEN that a meeting of the Zoning Board of Appeals of the Village of Larchmont, New York, has been scheduled for WEDNESDAY, April 5, 2017, at 8:15pm, in the Village Center, 119 Larchmont Avenue (behind the Larchmont Library), to consider the following:
CASE NO. 1948: 49 Monroe Avenue, Larchmont, NY R-7.5 District (7,500 Sq. Ft. Residential Zone) Village Assessment Map Block 706 Parcel 11
Application of Edward Z. Jacobson, Architect, for Heidi Susanto, owner, for construction of a 2-story addition. The proposed construction requires a maximum FAR of 0.58; the proposed FAR is 0.70; the maximum lot coverage is 0.48; the proposed lot coverages 0.61; the required lesser side yard is 14 feet; the proposed lesser side yard is 11.4 feet. The proposed construction is in violation of chapter 381-37B, (FAR), 381-37-D.2 (side yard setbacks), and 381-38 (lot coverage), all in violation of Chapter 381 of the Zoning Code of the Village of Larchmont. Application of William Winters, Architect, for John and France Tucker owners, for a variance to legalize a non-conforming enclosed porch where the minimum side front yard setback is 30 feet and existing setback is 16 ft. – 3 inches in violation Chapter 381 attachment 2 of the Code of the Village of Larchmont. APPROVED
CASE NO. 1952: 23 Vanderburgh Avenue, Larchmont, NY R-5 District (5,000 sq. ft. Residential Zone) Village Assessment Map Block 607 Parcel 327
Application of Diane Neff, Architect, for Ernest and Rachel Karpeles owners, for an alteration of a porch where the minimum side yard setback is 6 feet and the proposed setback is 4.5 feet in violation of chapter 381 attached 2 of the Zoning Code of the Village of Larchmont. ADJOURNED
CASE NO. 1953: 2 Wakeman Place, Larchmont, NY R-7.5 District (7,5000 sq. ft. Residential Zone Village Assessment Map Block 611, Parcel 490
Application of Lawrence Gordon Architects for David L. and Helja Harrison, owners, to construct a deck where the deck is in violation of the side back setback where 10 feet is required and 6.9 feet is proposed in violation of Chapter 381 attachment 2 of the Zoning Code of the Village of Larchmont and 381-41 D. (1) (4) of the Supplementary Standards for Specific Accessory Uses and Structures of the Zoning Code of the Village of Larchmont. The application was previously approved on May 14,1986, (case#975) but was not completed. APPROVED
CASE NO. 1954: 11 Gerlach Place, Larchmont, NY R-5 District (5,000 Sq. Ft. Residential Zone) Village Assessment Map Block 611, Parcel 321
Application of Padraig Hanley owner, to add a new covered front porch with a second-floor addition; a new rear addition and a new half story expansion over the second floor. The proposed front porch is 22 ft.- 4 in where 30 feet is the minimum required front yard setback; a proposed combined side yard setback of 12 ft. – 2in where 16 feet is required, both in violation of Chapter 381 Attachment 2 of the Zoning Code of the Village of Larchmont. The proposed additions are also in violation of Chapter 381-34 C (2) (Height Setback Ratio) of the Zoning Code of the Village of Larchmont. APPROVED
