NOTICE IS HEREBY GIVEN that a meeting of the Zoning Board of Appeals of the Village of Larchmont, New York, has been scheduled for WEDNESDAY, May 9, 2012 at 8:15 PM, in the VILLAGE CENTER of said Village at 121 Larchmont Avenue (behind the Library), to consider the following:

CASE NO. 1802:
17 Monroe Avenue,Larchmont,New York
Village Assessment Map Block 712, Parcel 124
R-15 District (15,000 sq. ft. Residential Zone)

Thomas O’Brien, Architect, for K. Murphy, owner, for a Special Permit to construct a detached garage (1-car).  In accordance with Chapter 381-55.A of the Zoning Code of theVillageofLarchmont, detached garages require a Special Permit. In addition this property is an existing, legal non-conforming lot (10,163 sq. ft. where 15,000 sq ft is required – 95 ft. width where 100 ft. is required) per  Chapter 381, Schedule of Dimensional Regulations, Attachment 2, however, all additions, including the new detached garage, meet all zoning requirements for setbacks and lot coverage.

Application of Mr. & Mrs. M. Sullivan, owners, for a Special Permit to reconstruct a detached (2) car garage in accordance with Chapter 381-19D(1) of the Zoning Code of theVillageofLarchmont. In addition, the applicant proposes to rebuild the garage in the same location as the existing garage with a proposed side yard setback of 2.40 feet where 6 feet is required and a rear yard setback of 1.5 feet where 6 feet is required, both in violation of and requiring a variance from Chapter 381, Schedule of Dimensional Regulations, Attachment 2 of the Zoning Code of The Village of Larchmont.

Application of Edith Engel Trust, owner(s), to legalize an existing, non-conforming wood deck where (a) the side yard setback to the deck is 5 feet where 6 feet is required in violation of and requiring a variance from Chapter 381, Schedule of Dimensional Regulations, Attachment 2,  and (b) the existing deck projects beyond the outside face of the side of the building, in violation of Chapter 381-41D(2) of the Zoning Code of The Village of Larchmont.
