NOTICE IS HEREBY GIVEN that a meeting of the Zoning Board of Appeals of the Village of Larchmont, New York, has been scheduled for WEDNESDAY February 7, 2018, at 8:15pm, in the MUNICIPAL BUILDING of said Village, 120 Larchmont Avenue, Larchmont, New York, to consider the following:

 

Case NO: 1975:         1 Woodbine Avenue, Larchmont, NY

Waterfront District (50,000 Sq. Ft. Residential Zone)

Village Assessment Map Block 717 Parcel 1

Application of Stoll & Stoll Architects, for Larchmont Yacht Club, owners, for a Special Permit for the enlargement of the existing bath house to accommodate relocated pool equipment and enlargement of existing Club house to accommodate relocated pool grill and bar in conjunction with reconstruction of the Club’s pool as per Chapter 381-23 A (6) and 381-51 D of the Zoning Code of the Village of Larchmont. Application of Rick Yestadt, Architect, for Kristin McElroy, owner, for a variance to construct a master bedroom, bathroom and closet including modification of an adjacent bedroom on second floor; this work requires changes to a second floor shed dormer. The proposed construction has a side - front yard setback of 16.5 feet where 30 feet is required in violation of the Schedule of Dimensional Regulations, Chapter 381 Attachment 2 of the Code of the Village of Larchmont.

Application of Eric Jacobsen, Architect, for Robert & Victoria Brennan, owners to construct a second story addition above an existing garage. The proposed construction requires a combined side yard setback of 16 feet where 13.1 feet is provided in violation of the Schedule of Dimensional Regulations, Chapter 381 Attachment 2 of the Code of the Village of Larchmont.

R-7.5 District (7,500 Sq. Ft. Residential Zone)

Application of Paige Lewis Architect, for Ana Zampino, owner, for a special permit to construct a swimming pool and hot tub, an accessory cabana structure, stone patio, outdoor dining and kitchen area stone steps and stoop as per Section 381-19 D, 3 and 381-55 C of the Zoning Code of the Village of Larchmont.

 

Case NO: 1980:   7 Shadow Lane, Larchmont, NY

R-7.5 District (7,500 Sq. Ft. Residential Zone)

Application of Sal Alini, Architect, for Katie Andersen and Patrick Twomey for additions and alterations as follows: 1. a second story addition with a proposed front yard setback of 25ft.-11 in. where 30ft. is required. 2. South side addition with a proposed side yard setback of 6.2 feet where 10ft. is required. 3. A south side yard addition with a proposed height setback ratio of 25ft.-8in. where the maximum height at the side yard façade is 20 feet, in violation of Section 381-34 C (2) of the Zoning Code of the Village of Larchmont.  4. A second story rear north and south side roof dormer enlargement where the proposed enlargements are 12.1 ft. on the south side and 11ft- 4 in. on the north side and where 25 feet is the minimum required setback. 5. A second story rear north side roof dormer enlargement with a proposed setback of 9.7 feet where 12 feet is required in violation of Schedule of Dimensional Regulations, Chapter 381 Attachment 2 of the Zoning Code of the Village of Larchmont.  6. A rear yard stair relocation where 25 ft. is the minimum required rear yard setback and 7.1 ft. is proposed. In violation of the Schedule of Dimensional Regulations, Chapter 381 Attachment 2 of the Zoning Code of the Village of Larchmont.
